If both sides wish to proceed, we agree a fair Promotion or Option Agreement — drafted by your solicitor at our cost.
We invest in technical work, Local Plan submissions, community engagement and ultimately the planning application itself.
Once consented, we lead a competitive marketing process to identify the right developer. You share fully in the value uplift.
We pay for every step — surveys, planning consultancy, community engagement, legal, and (where relevant) remediation strategy. If we don't achieve consent, you owe us nothing.
Strategic land is patient work. Most sites take three to eight years from initial promotion to a sale with consent. We are built for the long game.
You retain full ownership and we absorb all costs incurred. There is no debt, clawback or obligation to continue beyond the agreement term.
Landowner discussions are strictly confidential. Public consultation only begins at the formal planning stage — at which point we lead messaging carefully.
Our agreements typically share the consented value uplift after deducting agreed promotion costs. Exact terms are bespoke per site and discussed transparently.
