How we work

From your field to a consented site.

01   Discovery (Weeks 0–4)

We desk-review your land's planning context, constraints and opportunity. A no-obligation appraisal is produced, free of charge.

02   Agreement (Weeks 4–12)

If both sides wish to proceed, we agree a fair Promotion or Option Agreement — drafted by your solicitor at our cost.

03   Promotion (Year 1–5+)

We invest in technical work, Local Plan submissions, community engagement and ultimately the planning application itself.

04   Realisation

Once consented, we lead a competitive marketing process to identify the right developer. You share fully in the value uplift.

What does "promotion at our cost" actually mean?

We pay for every step — surveys, planning consultancy, community engagement, legal, and (where relevant) remediation strategy. If we don't achieve consent, you owe us nothing.

How long does the process take?

Strategic land is patient work. Most sites take three to eight years from initial promotion to a sale with consent. We are built for the long game.

What happens if we don't get consent?

You retain full ownership and we absorb all costs incurred. There is no debt, clawback or obligation to continue beyond the agreement term.

Will my neighbours or tenants find out?

Landowner discussions are strictly confidential. Public consultation only begins at the formal planning stage — at which point we lead messaging carefully.

How much will I receive when the site is sold?

Our agreements typically share the consented value uplift after deducting agreed promotion costs. Exact terms are bespoke per site and discussed transparently.
